Dip Tube

The dip tube of your water heater is what allows the water at the top of the unit to stay hot. It is a tube that runs almost to the bottom of the inside of the tank, taking the incoming cold water to the bottom, allowing hot water to stay at the top. If this tube starts to deteriorate, the particles will stop up or restrict the flow of water to your faucets and outlets, which will then have to be cleaned out. Sometimes this is as simple as cleaning out the aerator, other times, the entire unit has to be replaced. This can be costly if you have a high-dollar marble shower with a shower valve that has to be taken out.

Temperature and Pressure Relief Valve (T&P)

The T&P Valve helps protect you from an exploding unit. If the pressure get’s too high, and it’s in good working condition, it will release the pressure if it gets above a safe amount. A faulty T&P can be very dangerous. These should run to outside your home, and stub out of the wall. If you see water running out of this tube, you should call Schrader Plumbing, as your T&P needs replaced.
